Buying a new home can be a daunting and often overwhelming process. At Carlton Developments we are here to support you throughout the process from reservation through to successful completion and every step in between. We have years of experience in making this process as simple and easy for you as possible.  Alternatively you could contact one of our agents.

Reservation

With Carlton Developments, you have the opportunity to buy off plan.  You will be invited into the show house to view plans, prices & specification and we can talk you through the buying process and answer any questions you may have. Once you decide on a property, we will reserve it under your name.

Kindly be aware that buying off plan often means that the property completion date is 6-12 months after reservation.

Mortgages and Instruction Solicitors

We are able to recommend local mortgage advisers who will be able to assist you with your mortgage and help to buy application.

Often our mortgage advisers are able to arrange more attractive interest rates and products than those offered by individual  lenders.

At this point in the process we also ask for details of your solicitor. If you don’t have a solicitor, we are able to recommend ‘local’ solicitors who have knowledge and experience with the Help to Buy Scheme and also the purchase of brand new homes. Beware some mortgage companies can recommend web based Solicitors which are elsewhere in the country, our experience has shown us that using a local company is always best.

Once your mortgage application is agreed, the valuation will go ahead and your solicitor will receive a contract from our solicitors. Next, various searches and legal documentation will be completed.

Exchange of contracts

Once your solicitor is satisfied with all the necessary searches and the required legal documentation is in place, you will be asked to exchange contracts.

At this time, you will be asked to pay your deposit to your solicitor to allow the exchange of contracts. An expected completion date is arranged after the exchange of contracts. We will of course provide you with regular progress reports on the build as it develops.

Tailoring your property

Depending on the stage of construction, between the exchange of contracts and the completion date you may  have the opportunity to make certain decisions regarding the finish of your new home.

Completion and Handover

It is standard to have approximately an period between Exchange and Completion however is some circumstances these can be arranged on the same day. A few days before the completion date you will need to transfer legal fees and stamp duty to your solicitor.
On the handover day we will meet you at your new property and provide you with your keys, show you a few key features and give you a comprehensive handover pack, which contains all you need to know about your new home. You can always continue to contact us after this should you need any further guidance.

Snagging

You will be given the opportunity to produce a snagging list within two weeks of completion. Although we endeavour to ensure you house is perfect when we hand over we accept that there might be details which we have missed.
Once we receive your snagging list, we will be happy to instruct the relevant trades people to carry out any necessary work.

Warrantee

Your property will be covered by a ten year NHBC warrantee. This documentation will be given to you via solicitors on completion.

Review

Once you have been in your property for a couple of months, we’ll send you a survey so you can tell us what you like about your house and suggest any improvements you think that we should try to incorporate in the future.
